Property Sales and Purchase
General POA cannot be used for property sale transactions as the POA should specify the property details, including community, plot number, building, unit number as mentioned in the Title Deed, and the principal’s intent to authorize the agent to sell or buy a property. This ensures that the agent must only sell or purchase a specific property. On the other hand, the principal may also allow the agent to buy any real estate property.
The Dubai Land Department will take the original POA to protect the principal’s interest after the sale.
Property Gifting
Property gifting transfers ownership of a real estate property from one person to another without receiving anything in return. It is a donation of property or part of the shares in a property known as “Hiba” in Arabic.
If you want to transfer a portion or all of your ownership to a relative, we offer our Property Gifting Services. This is a more cost-effective and smoother way to protect your property assets. It’s possible to do this without paying all the transfer fees to the Dubai Land Department. Government fees are significantly less for property gifting to family members in a sale transfer. The Dubai Land Department transfer fee for property gifting is 0.125%. The property sale-purchase transfer fee is 4%.
