- Ensure that Yardi and other databases of record are accurate and up to date, including annual audits of all resident records.
- Processing of move-out tasks in Yardi & Drive
- Respond to Resident concerns and requests for information as assigned.
- Prepare company-approved notices to be posted at properties.
- Track, triage, monitor, and assist in resolving Complaints and Notices of Violations with the
Department of Building Inspections (DBI) to ensure timely abatement with guidance from RPM.
- Responsible for calculating, negotiating, and issuing resident rent credits.
- Assist with document preparation for settlement conferences and other legal proceedings as needed.
- Coordinate property tours: Scheduling, routes, notifications, inspections, and access.
- Communicate with Regional Property Managers regarding operational issues, proposals, work orders, Resident Managers, etc.
- Process check requests and Resident Manager reimbursements
- Managing and hosting in Airbnb Platform. Accepting bookings, answering inquiries from guests, coordinating with the house keepers, and building admin.
- Advertising vacant properties using third party platforms (Rentpad, Lamudi, DotProperty, Property 24, and the likes).
- Assisting and coordinating viewing schedules with the potential clients.
- Preparing contracts, move in forms, gate pass, and other necessary requirements by the building.
- Collaborating with property owners to improve business plans and strategies to prevent vacancies.
- Responding to all calls and determining problems that needed to be resolve.
- Coordinating with Facility Management Department to determine maintenance and repairs required.
- Conducting regular inspections of properties to determine the needs for improvements and repairs.
- Sending monthly accounting reports to the property owners.
- Creating and proof-reading all emails, memos, and business correspondence initiated by management to ensure all was error-free before signing and distribution.
- Processing all financial documents and invoice, preparing contracts and expense reports.
- Coordinating and scheduling meetings.
