• Responsible in the supervision of maintenance services to ensure the proper upkeep of the mall, including its amenities, utilities and equipment in accordance with company standards of safety, cleanliness and orderliness.
• Periodically conducts maintenance surveys and safety audits to determine repair / renovation needs of the mall and mall tenant facilities
• Responsible in approving work permits of tenants and contractors in accordance with company standards.
• Conducts pre-construction inspection of incoming tenants.
• Plan scheduled maintenance activities to ensure the efficient utilization of the utilities, facilities and equipment, service vehicles and other office equipment.
• Assist mall management in business continuity management implementation and act as Firefighting Head of the BCM organization
• Assist mall management in providing safety and security to the mall employees, mall tenants and customers.
• Utilizes SAP software in facilitate billings of utilities and charges of all tenants and mall, in monitoring Operation Expenditure budget of the mall and purchase order history, and in approving goods receipt in contractors.
• Serve as Officer-in-charge if Mall Manager/Assistant Mall Manager is not present.
• Initiate planning, cost estimate and innovate projects for mall improvements
• Data Entry of all Invoices, Contracts, Lien Waiver and Insurance of clients and ensures all data are accurately input in the system.
• Setting for the schedule of recording entries of data entry members
• Identifying if the Invoice/Contracts/Lien Waiver/Insurance that the client send has complete details otherwise, report to the customer service representative informing tenant to resubmit a complete detailed document needed.
• Checking the Cost inbox system have no pending or unprocessed Invoice/Contracts/Lien Waiver/Insurance.
• Planning for the future by forecasting the facility’s upcoming needs and requirements.
• Tracking and overseeing of maintenance activity for inhouse personnel and contractors.
• Preparing reports and compliance documentation. & Ensuring compliance with relevant mregulations, building codes, and health and safety standards.
• Overseeing any renovations, refurbishments and building projects.
• Advising businesses on measures to improve the efficiency and cost-effectiveness of the facility.
• Performs other functions assigned by the COO, Account Manager, Owner, or any authorized officer.
• Responsible in keeping records of plant history, plant equipment plans, details, drawings and technical specifications.
• Conducts field work to identify job requirements and safety hazards that will be encountered in the performance of the proposed work.
• Prepares database Preventive Maintenance schedules of plant equipment and ensures availability of equipment spare parts
• Making purchase requisition of parts, tools and job request, product receipt and request for payment (Billings and Reimbursement) in Enterprise resource planning (Microsoft AX).
• Responsible of initial screenings of incoming work orders
• Prepares work order, material pass, gate pass and Material Issuance slip to the skilled workers in conjunction with the weekly work schedule.
• Prepares checklist to every department to be accomplished for ensuring the status of every equipment.
• Participates in outage planning activities such as scope identification and control, scheduling, coordination, risk assessment, execution and continuous improvement.
• Communicate with contractor resources directly on specific work orders assigned and the performance expectation of the work orders in a clear and detailed manner.
• Complete maintenance work orders from all departments on a timely basis by following hotels standard operating procedures to ensure smooth hotel operation.
• Respond promptly and efficiently to any maintenance calls that arise either by the guest or other departments.
• Performs day-to-day routine and preventive maintenance of electrical equipment and air conditioning within the hotel rooms and public areas ensuring all Hotel equipment are in good condition.
• Execute planned preventive maintenance schedule and ensure all equipment and
designated areas are maintained to the required standard.
• Able to prioritize the maintenance issues and attend the breakdown of plant and machinery on priority and update PMS (Property Management System) once the task is completed
• To monitor fire alarm e.g., Life safety systems as necessary, to be fully informed of the system operation and to handle emergencies involving the systems.
• Ensure all electrical system, plumbing system, heating and ventilating system, and sewage treatment plant are in good condition.
• Able to delegate duties to the engineering supervisor and other technicians and having regular briefing of shift staff.
• Act as officer-in-charge of the engineering department when chief engineer is not available.
• Maintain inventory and requisition parts and supplies as needed.
• Hands-on training in repairing all automotive parts of a bus unit and writing report base on learning.
• Prepares Maintenance schedule of all the bus in the assigned branch.
• Gather all information needed and prepares the daily, monthly, quarterly and half month report to be passed on the main office of the company.
• Liaise with tabulation and operations department for investigation and reporting of bus drivers with high fuel consumption, leaf spring breakages, and bus accidents.
• Prepares incidence of breakdown, damage estimate and appraisal report.
• Bus Monitoring on-board for GPS tracking device and making reports per bus monitored.
• Acts as a Maintenance Investigator
• Performs other functions assigned by the Maintenance Manager, Assistant to the VP-Maintenance, VP- Maintenance or any authorized officer.
